Message Hello! Have a pleasant day, everyone! ! This is Ms. CHERRY PIE CAPADNGAN,
and you can call me teacher PIE. I graduated at Cebu Normal University and earned a degree of Bachelor of Science in Biology. I am a licensed professional teacher, too. Aside from teaching, I love cooking, singing, and socializing with people. I also love sports specifically, volleyball because this is one of the best ways of maintaining a healthy body. I enjoy spending time in nature, too. I am very much excited and ready to share my knowledge, capabilities and skills with you guys. I assure that you can learn a lot from me. See you in my class.

Despite our stagnant salaries, the average price of condos in the Tokyo metropolitan area has continued to rise.
Nor can we ignore the interest on a mortgage. The total amount paid, including interest, could easily be double the original price.
Owning real estate is not merely about satisfying one's desire for possession, but also involves the responsibility of maintaining the property.
In the final analysis, it is safe to say that more people are likely to give up on buying a family home.

I'm opposed to the idea of acquiring a property, such as a detached house or a condo, through a mortgage.
First and foremost, a 30-year mortgage often means paying nearly double the original value due to accumulated interest.
Moreover, by the time the loan is paid off, the buyer is left with a significantly run-down house.
One must question whether such an investment is truly worthwhile.

I'm absolutely certain that a four-day workweek will never prevail in Japan.
First and foremost, the introduction of this system would disproportionately favor corporate workers. Employees at smaller firms would likely end up taking work home to compensate for their unreduced workloads.
Furthermore, traditionally, Japanese corporate culture has viewed working overtime as a sign of dedication and virtue. Therefore, many workers would feel uncomfortable leaving the office early.
Consequently, I believe this system is not realistic in Japan.

The study results were quite interesting, and I agree with the findings.
In general, I believe that girls are happier than boys for the following reasons.
For instance, when it comes to entrance exams, girls seem to be more privileged than boys.
Furthermore, there is a high possibility that male students are bullied more often than female students.

I'm deeply concerned about Japan's demographic decline for several reasons.
Firstly, maintaining essential infrastructure like water and electricity in rural regions will become challenging amid shrinking tax revenues.
Secondly, although healthcare demand and expenditures will surge, delivering sufficient medical services will be increasingly difficult due to overwhelming demand.
There is no definitive solution to this problem.
All the Japanese government can do is to mitigate the adverse effects of this demographic shift.

For instance, there is a perception that farmers have to live in rural areas and endure heavy workloads despite low incomes.
To improve the image of the agricultural industry, I recommend asking social media influencers to help promote it.
The most suitable candidate would be HIKAKIN, who is the most famous YouTuber in Japan, as he is very popular among children.

It is not easy to strike a balance between gaining revenue and protecting citizens from disruption to daily life.
The final decision depends on the city's financial status. If the city is struggling with its budget, the mayor should prioritize tourism.

I'm currently living in an ideal area in suburban Tokyo, where there is a small forest and a tiny river.
To be honest, I don't feel like this environment is effective in preventing heart disease.
I knew the trees are effective at refreshing the air. They must be beneficial for the lungs.
In addition, I found that the caffeine in coffee can help prevent heart disease.
I believe these factors can extend our healthy life expectancy.

As I mentioned in the lesson, I expect that it will take a long time for flying cars to become a reality.
This is because current laws and regulations do not yet cover them.
I assume that flying cars would eventually be categorized as aircraft.
Ordinary people cannot drive a flying car with a current driver's license.
For that reason, flying cars will not become prevalent until the laws are amended.

Meanwhile, many parents in urban areas are less likely to be dependent on their parents.

Nowadays, inquiry-based and group-oriented teaching formats are gaining popularity within the Japanese education system.
Meanwhile, average scores on paper-based exams are declining among Japanese students.
Some experts point out that the root cause can be attributed to these new teaching formats.
For that reason, I am against these new formats and support conventional teaching methods.

As I mentioned in the lesson, I used to live in an apartment quite close to a station.
The apartment is also facing a road where there are vehicles running.
At first, I bought a thick curtain with a soundproof lining, because I could not sleep well due to the noise. However, I got completely used to the noisy environment.
Some people are resilient to such a noisy environment.
